New GTA home listings drop sharply as housing market tightens in July: report

Greater Toronto Area homebuyers faced a more competitive market in July as the number of homes listed for sale dropped sharply compared with a year earlier, according to a report from the Toronto Regional Real Estate Board (TRREB).

The board reported 5,995 home sales in July, down 0.9 per cent from July 2025. New listings totalled to 14,484, a 17.8 per cent decline year-over-year, tightening market conditions despite the slight drop in sales.

Fewer new listings meant sales accounted for a larger share of available inventory, giving buyers less room to negotiate. If the trend continues, the TRREB said average selling prices could stabilize in the second half of the year.
